Mission Statement
Lingfield Point has been a part of the Darlington community since the 1940s when Patons & Baldwin chose the town to be their flagship manufacturing base for the world-famous knitting yarn company. Patons & Baldwin were ahead of their time believing that the health and happiness of their workforce was the key to their success.
Fast forward to 2023 and it is proven that a healthy and happy workforce is a more productive one. We aim to make Lingfield Point an excellent example of a workplace where people, their health and the environment are put on an equal footing to economic output and are no longer a secondary consideration.
We are committed to creating long-term positive environmental and social impact in line with the UN Sustainable Development Goals and ensuring that Lingfield Point remains a celebrated part of the Darlington community for years to come.
We aim to make ESG part of the fabric of Lingfield Point and this document sets out how we plan to do this.

Net zero carbon
Lingfield Point is working towards a Net Zero future with a number of initiatives:
- Carbon reduction opportunities across Scope 1, 2 and 3 emissions
- Energy efficiency
- Decarbonising heat
- Renewable energy contracts
- On site renewable energy generation.
Energy
We know energy management is the key to sustainability across the park.
We aim to lower our Energy Use Intensity (EUI) year on year and commit to responsible energy management using smart systems and new technologies that optimize efficiency throughout the site.
We aim to only procure green electricity and gas contracts.
We understand that as new technologies to optimise energy efficiency continue to be innovated, there will be more opportunities to reduce energy consumption, therefore we will continuously investigate practices and activities that have the capacity to be improved, always aiming to reduce our energy usage.
Water
We will carry out a water audit, produce a regularly reviewed action plan, and monitor leaks across the park using energy monitoring equipment to track detailed data. This will reduce water wastage, improve efficiency, and mimimise our overall consumption.
Waste
Engaging and educating occupiers is a key part of our waste strategy, with regular audits looking at type, quantity and disposal allowing us to create an action plan to improve segregation and recycling.
We will only employ conscientious contractors who can ensure waste is correctly disposed of and can provide benchmarking reports to help us reduce waste further.
Transport
Using regular sustainable travel survey responses, we will develop a comprehensive and flexible transport plan.
Car park design will include Electric Vehicle charging, and we’ll introduce safe walking routes as well as bike shelters and servicing, security marking, shower and changing facilities for cyclists.
We will work with local bus providers to ensure convenient routes continue to service the park, as well as equipping more comfortable on-site shelters with real-time service updates.

Social Value
Residents, businesses and schools will benefit from improvements that make Lingfield Point a centre for opportunity and the ideal location for community events and participation.
After consultation, our action plan will follow the national TOM’s (Themes, Outcomes and Measures) framework for delivering excellence in measuring and reporting social value.
We will work with charities such as Silent Santa and forge new partnerships to make meaningful change in the community.
Wherever possible, our contractors will be local and we will offer volunteering opportunities, and provide open-air gym equipment, running tracks, and a community garden/allotment.
Supply Chain Management
We will ensure that all suppliers and contractors used at Lingfield Point comply with the Modern Slavery Act, including engagement with first tier suppliers in order to make sure that entities further down the supply chain are also compliant.
We will endeavour to procure goods and services from only Living Wage-certified employers.
Fit-Out and Alterations
Any fit-out works will reflect sustainability, re-using as many materials as possible to reduce the amount sent to landfill. Tenants and local businesses will be offered the chance to freecycle discarded furniture, and we will work with potential occupiers to meet their shell, core and finish needs without unnecessary materials.
Finally, we will aim for all retrofits to achieve 5 or 6-star NABERS certification.
Occupier Engagement
We will collaborate with occupiers through regular Lingfield Point Forum meetings to incorporate sustainability and staff wellbeing into their operations.
Upon starting a new lease, fit-out and building user guides will help tenants make the most of the park’s features.
We will launch the Lingfield Point Forum, holding regular meetings with occupiers where ESG will always be a part of the agenda. In doing so we encourage cooperation between ourselves and the occupiers, which will help us to understand their bespoke needs and goals and how we can aid them in fulfilling these.
A year-round calendar of events will allow us all to get to know each other better, and help us reach our collective sustainability and wellbeing goals through mutual support.
Biodiversity
An ecological survey will identify current habitats and species at Lingfield Point, as well as highlighting biodiversity risks, such as protected species and preservation orders.
With the results, we’ll map out and better understand the green space and assets on site, allowing us to set a biodiversity baseline and measurable targets to transform the park for the better, with potential schemes including tree and wildflower planting, beehive installation, green walls and allotments.
This will aid climate resilience and increase the attractiveness of the site for wildlife and people alike.
Health and Wellbeing
The health and wellbeing of our Lingfield Point community is crucial. We want to facilitate healthier and more inclusive work, served by site facilities that encouraged people to make use of what is on offer.
